San Pablo Avenue Specific Plan: Tier I projects- (administrative level review)
Two new Thai restaurants, Atcha Thai Bistro (Moeser Center) and Banana Leaf Thai (Bishop Center) were opened and received approval to sell beer and wine. Franco's Mini Deli was approved for outdoor seating and the service of beer and wine. A vacant building located at 10330 San Pablo Avenue was approved for an updated storefront and new signs. As part of an extensive tenant improvement, this building has undergone a seismic retrofit, and handicapped accessibility improvements, as well. The proposed use for one of the two tenant spaces is a Himalayan Grocery Store. One or two more tenants remain to be identified, but staff is fielding many inquiries. A vacant space located next to Pizza Roma (10612 San Pablo Avenue) was also approved to become a medical clinic. Staff was told that a few of the doctors from the now closed hospital in San Pablo have gone into business together for this clinic.
An updated paint palette for the entire Del Norte Marketplace shopping center has been approved. The earth tone colors will be a welcome addition at this gateway shopping center. The Peppermint Tree Plaza has also recently added new exterior color; a warm curry color which is a good step forward toward making the Plaza feel welcoming.
Tier II Projects – (Design Review Board)
The biggest project news is the submittal of 117 room hotel at the corner of Cutting and San Pablo Avenue. The proposed hotel features a ground floor café and meeting rooms. This may be the city’s first Tier II project. Staff is currently working with the project applicant to do background studies and anticipates bringing this project to the Design Review Board within the next several months.
