Rental Inspection Corrections Form

  3. Any and all stairs, including handrails and guardrails are in good condition.*
  4. Guardrails at elevated surfaces above 30 inches are sound and in good condition.*
  5. All exterior doors open, close and lock properly and have deadbolts that do not require a key to exit.*
  6. The floor surfaces in all rooms are in good condition and pose no tripping hazards including bathrooms and kitchens.*
  7. All rooms have adequate natural light and ventilation.*
  8. There is a poper, functional kitchen sink and bathroom sink(s) that drains properly without leaks.*
  9. There is a functioning stove and, if present, a functioning oven.*
  10. All gas appliances, if present, have shut-off valves and listed connectors.*
  11. Water heater present, can provide minimum 110° F water, is properly strapped, has a functioning T&P valve and, if gas fired and in a vehicle parking garage, is elevated 18 inches above the floor.*
  12. There are GFCI receptacles serving the counters of kitchens and bathrooms.*
  13. The ceilings and walls in all rooms appear free from roof leaks and water intrusion.*
  14. All windows operate properly and bedroom windows provide emergency egress without special knowledge of locks or latches.*
  15. Window security bars if present in sleeping areas have quick release latches. *
  16. Heating systems are functional and any wall heaters present are free of excessive build up. *
  17. The ceilings and walls are free of excessive deterioration, damage, or failure. *
  18. The rooms are free of insects, vermin, and/or rodents. *

  20. Properly working smoke alarms and carbon monoxide detectors in required locations. *

  33. The fireplace and chimney if present are free of excessive damage. *
  34. All exterior elevated decks, balconies and/or walkways appear structurally sound, weather resistant, and not deteriorated.*
  35. Stair and deck handrails and guardrails are tight and secure. *
  36. Stair treads, risers, and landings in good condition, without movements, and move no broken or missing parts*
  37. Walkways are free of excessive trip hazards. *
  38. There is an accessible main gas shut off.*
  39. There is an electrical service shut off and access to all circuit breakers or fuses.*
  40. The exterior is free of exposed wires and damaged electrical fixtures. *
  41. Administrative Disclosure
    • Every person operating rental units, whether apartment house, in-law unit, duplex or, single- family unit, which are rented or occupied by any person other than the legal owner of the property for any portion of a year, regardless of whether any consideration is received therefor, shall pay the license fee set in the master fee schedule. A valid certificate of occupancy shall be required for all rental units. For this purpose, a certificate of occupancy granted under Chapter 16.30 shall be valid for a period of two years. Any unit used for living quarters of the owner shall be exempt from the business license tax contained herein. (ECMC 4.32.260)
  42. • Permit Required: Any owner or owner's authorized agent who intends to construct, enlarge, alter, repair, move, demolish or change the occupancy of a building or structure, or to erect, install, enlarge, alter, repair, remove, convert or replace any electrical, gas, mechanical or plumbing system, the installation of which is regulated by this code, or to cause any such work to be performed, shall first make application to the building official and obtain the required permit.
